Gross Yield

Total annual rental income before any costs are deducted, expressed as a percentage of the purchase price.

Gross Yield = (Annual Rental Income ÷ Purchase Price) × 100
Net Yield

What the property actually returns once agent fees, cleaning, maintenance, utilities, insurance, and property tax are deducted. This is the figure that reflects what you keep, not what a tenant pays.

Net Yield = ((Annual Rental Income − Annual Costs) ÷ Purchase Price) × 100
Short-Term vs Long-Term Cost Treatment

Both strategies deduct their own agent fee, maintenance, insurance, and property tax. Cleaning and changeover costs are attributed to short-term letting only, since long-term tenancies do not require between-stay turnarounds. ⚠ VERIFY: confirm this matches how utility costs are actually treated for long-term lets on your end.

Break-Even Occupancy

The minimum occupancy — weeks let per year for short-term, months let per year for long-term — required for rental income to cover the property’s fixed annual costs (maintenance, insurance, and property tax). Occupancy below this line means the property is running at a loss before financing is even considered.

Break-Even Weeks/Months = Fixed Annual Costs ÷ (Rate per Period − Variable Cost per Period)
Payback Period

How many years of net rental income it would take to recover the full purchase price, assuming income and costs stay constant. This is a simple payback measure, not a discounted cash flow — it does not account for appreciation, financing costs, or currency movement.

Payback Period (Years) = Purchase Price ÷ Annual Net Income
What This Tool Does Not Account For

Capital appreciation, mortgage or financing costs, currency exchange movement between GBP and TRY, one-off letting licence or setup costs, and periods of voluntary vacancy beyond what you’ve entered. It is a rental income model, not a full investment return model.
