Major Announcement from the North Cyprus Government – Effective 1st May 2025
In a landmark decision that aligns North Cyprus with other leading Mediterranean property destinations, the North Cyprus government has introduced a 5-year residency visa for all overseas property buyers, regardless of age — and with no income requirement.
This exciting update opens the door for more international buyers to live and invest confidently in North Cyprus.
Who Is Eligible?
Anyone who owns a property with a title deed (Koçan) in their name is now eligible to apply for the new 5-year visa — regardless of age or employment status.
Key Criteria:
- Must own a property in North Cyprus
- Must hold the title deed (Koçan) in their name
- No minimum income requirement
- Open to all ages
What Changed?
📌 Before 1st May 2025:
- Only buyers over 60 were eligible for 5-year residency under the Visa Exemption Scheme
- Buyers under 60 had to provide proof of income (equal to at least the TRNC minimum wage)
- Visas were typically granted for 1 or 2 years at a time, with renewals required
📌 Now:
- All foreign buyers, regardless of age, can apply for a 5-year renewable residency visa
- No proof of income is required if the title deed is in the applicant’s name
This makes North Cyprus one of the most attractive residency destinations in the region for international property owners.
Family Residency for Title Deed Holders
The new visa scheme also benefits immediate family members of the property owner.
Eligible family members include:
- A spouse or partner – who may also be sponsored for a 5-year visa
- Children under 18 attending a TRNC educational institution
Key Benefits:
- No income requirement for sponsored family members
- Children under 18 no longer need to apply for a separate residency permit if enrolled in school or college in North Cyprus
What About the Over-60 Residency Exemption?
The Residency Visa Exemption Scheme for over-60s remains in effect. This allows qualifying retirees to live in North Cyprus without a formal visa application, provided they meet basic health insurance and property ownership criteria.
Why This Matters for Property Buyers
This new policy is a significant incentive for prospective buyers who:
- Are looking to live full-time or long-term in North Cyprus
- Want the security of long-term residency without financial declarations
- Plan to relocate as a family
- Are considering retirement, remote work, or second-home investment in the Mediterranean
With this 5-year visa now available, North Cyprus becomes a highly competitive choice for international lifestyle buyers, on par with Southern Cyprus, Greece, Spain, and Portugal.

Effective: 1st May 2025 | Subject to government updates & clarifications
Overview
The type of residency visa you qualify for in North Cyprus (TRNC) depends on:
- The stage of your property purchase
- Whether you intend to live full-time in North Cyprus
A full purchase process typically includes:
- Sales Contract signed
- Permission to Purchase (P2P) granted
- Title Deed (Koçan) transferred into your name
This entire process can take up to 18 months, and your visa options will change as you progress.
Stage 1: Sales Contract Only
➤ Short-Term Stay – Visitor Visa
- If you’ve signed a sales contract but do not intend to live full-time, you may enter North Cyprus on a 30-day visitor visa, which can be extended to 90 days.
- ⚠️ Do not carry property documents when entering via South Cyprus. Keep these in the North to present during your visa extension process.
Limitations:
- You may only use two 90-day stays per year
- You cannot stay for two consecutive 90-day periods
- For updates, refer to The Foreign Residents (TFR) website or Facebook group
➤ Residency Visa – 2 Years (With Sales Contract Only)
If you intend to live full-time and have only signed a sales contract (no P2P yet), you may apply via the online TRNC residency system for a 2-year visa.
Requirements:
- Proof of income equivalent to 1x TRNC minimum wage
- Online application via the TRNC residency portal
Note: 2 years is now the minimum duration granted to any residency applicant.
Stage 2: Sales Contract + Permission to Purchase (P2P)
➤ Residency Visa – 5 Years (With Proof of Income)
With both a valid sales contract and P2P, you may apply for a 5-year visa via the online portal.
Requirements:
- Proof of 1x TRNC minimum wage
- All documentation submitted through the official platform
Stage 3: Full Ownership – Title Deed in Your Name
➤ Residency Visa – 5 Years (No Income Requirement)
If your title deed is in your name, you now qualify for the new 5-year residency visa with no proof of income required.
Benefits:
- No income or wage declaration needed
- You may sponsor your spouse or partner
- Children under 18 enrolled in TRNC schools are automatically covered
This new regulation streamlines long-term living options for international property owners and enhances buyer confidence in North Cyprus real estate.
Statement from the TRNC Government
TRNC Prime Minister Ünal Üstel stated:
“We continue to implement steps that directly touch the lives of every segment of society in our country. These regulations aim to create a solid foundation for peaceful social life, a stronger economy, and a more contemporary public administration.”

No. Property ownership is a prerequisite, but you still must apply for residency through the correct process.

- If you’re under 60, use the online portal and follow the normal 5-year visa process
- If you and/or your partner are over 60, you may qualify for the Visa Exemption Scheme.
❓ What is 1x Minimum Wage in North Cyprus?
As of May 2025, it is approximately £10,000 per year, but this figure fluctuates as it is set in Turkish Lira.
