Iskele vs Bahceli: Which Is Better for Property Buyers?

Iskele vs Bahceli - North Cyprus Property

Iskele and Bahceli offer two very different versions of coastal living in North Cyprus. Iskele, particularly the Long Beach corridor, is a rapidly developing resort market built around sandy beaches, large-scale residential projects and strong investor demand. Bahceli, on the east Kyrenia coast, is quieter, more established in its resort character and particularly attractive to buyers seeking sea views, nature, golf and a lower-density lifestyle.

The short version: Iskele is generally the stronger choice for buyers prioritising rental demand, development momentum and a broad choice of apartments. Bahceli is better suited to buyers who value tranquillity, scenery, established resort communities and lifestyle quality over maximum rental liquidity.

The key distinction is that Iskele is a market story, while Bahceli is more of a lifestyle story.

Who should choose Iskele?

Iskele is the better choice if your priorities include:

  • rental income and holiday letting;
  • a large pool of potential tenants and holiday guests;
  • modern resort facilities;
  • sandy beaches and easy swimming;
  • apartments with lower entry prices than many Kyrenia-area locations;
  • a wide choice of new-build and completed developments;
  • potential capital growth from continued development;
  • proximity to Famagusta and the east-coast tourism corridor.

The Long Beach area is particularly attractive to buyers who want a property that can be marketed to holidaymakers. Airbtics’ latest available market data records approximately 1,342 active short-term-rental listings and 75% occupancy, although this should not be interpreted as the expected occupancy of an individual property. The number of listings also demonstrates how competitive the short-term rental market has become.

Who should choose Bahceli?

Bahceli is likely to suit you better if you are looking for:

  • peace and privacy;
  • sea and mountain views;
  • a less urbanised environment;
  • resort facilities without living in a large coastal development;
  • proximity to golf;
  • a holiday home or retirement property;
  • a villa, penthouse or high-quality apartment with lifestyle appeal;
  • a property where the setting is as important as the rental return.

Bahceli is part of the east Kyrenia coastal corridor and is close to Esentepe and the Korineum Golf & Beach Resort. The area is characterised by dramatic coastal scenery, mountains and a relatively open environment.

Property prices

There is substantial overlap between the two markets, but the composition of the housing stock is different.

Iskele

Based on current live asking prices and development listings, a realistic guide is:

Property typeIndicative current asking prices
Studios / 0+1 apartmentsApproximately £85,000–£135,000+
1-bedroom apartmentsApproximately £120,000–£185,000+
2-bedroom apartmentsApproximately £130,000–£220,000+
Premium 2-bedroom / sea-view apartmentsApproximately £200,000–£260,000+
3-bedroom apartments / larger unitsApproximately £230,000–£400,000+
VillasApproximately £280,000–£600,000+, with exceptional properties considerably higher

These should be regarded as indicative asking-price bands, not market averages or valuations. There are properties below and above these ranges.

For example, a current ready studio close to Long Beach is advertised at £85,500, while another current development listing shows a studio from £105,000.

One-bedroom apartments show a much wider range. Current listings include a new development from approximately £120,000, while another Long Beach project starts from £181,000 for apartments of 78–156m². A current 85m² one-bedroom apartment with sea views is being marketed at £160,000.

Two-bedroom apartments similarly span a broad market. Current examples include approximately £129,000 for an 83–89m² development apartment, £145,000 for an 85–100m² apartment, and approximately £187,000–£218,000 for larger or more highly specified Long Beach properties. Premium developments can reach £260,000 or more.

At the upper end of the market, larger villas and luxury residences move well beyond the standard apartment market. Current listings include villas around £280,000–£325,000+, while particularly large or prestigious properties can be considerably more expensive.

What this means for buyers

The important point is that £100,000 is no longer a realistic general guide to the price of a good one-bedroom apartment in the prime Long Beach market. It may still be possible to find lower-priced units, particularly smaller studios, early-stage developments or properties further from the most desirable beachfront locations, but buyers should not use £100,000 as a typical budget for a quality one-bedroom property in the best-known resort developments.

Equally, buyers should be cautious about comparing advertised prices without checking what is included. VAT, transformer charges, title-deed transfer costs, service charges and other purchase expenses can materially increase the total acquisition cost.

For comparison purposes, the £/m² figure is currently the more useful starting point. At approximately £1,686/m² for apartments across İskele, a 60m² apartment would theoretically equate to around £101,000 at the median asking rate, while an 85m² apartment would equate to around £143,000. Actual asking prices can differ substantially because the index covers the entire İskele market rather than just prime Long Beach developments.

In short: Iskele remains a broad market with entry-level opportunities, but buyers seeking a well-positioned, modern apartment in the Long Beach corridor should generally expect to budget above the figures previously stated in this article.

Bahceli

Bahceli is less uniform than Iskele, with prices varying considerably according to the development, proximity to the sea, views, plot size, property age, facilities and whether the property is a resale or new-build.

Based on current live asking prices, a more realistic guide is:

Property typeIndicative current asking prices
Studios / 1-bedroom apartmentsApproximately £95,000–£150,000+
2-bedroom apartmentsApproximately £120,000–£250,000+
Premium / seafront apartmentsApproximately £200,000–£300,000+
Resale villasApproximately £150,000–£250,000+
Premium villasApproximately £300,000–£700,000+
Exceptional seafront / luxury property£700,000–£1m+

These are indicative asking-price bands rather than transaction averages or valuations. Bahceli has a relatively small property market, so a handful of high-value seafront villas can significantly widen the apparent price range.

At the lower end, current listings include a one-bedroom Bahceli property advertised at approximately £95,000, while current two-bedroom resort apartments are being marketed around £250,000.

The villa market is particularly wide. Current asking prices include villas around £150,000–£185,000, while larger or better-positioned properties are advertised around £330,000–£375,000. Premium oceanfront developments currently include properties around £640,000–£695,000, demonstrating the substantial premium commanded by large, high-specification and genuinely seafront homes.

This makes Bahceli different from Iskele. There is no single “typical” Bahceli property price: the market includes relatively affordable resale apartments and villas alongside substantial luxury coastal residences.

For buyers comparing the two areas, the more useful question is therefore not simply “Which is cheaper?” but what type of property can be bought for the same budget? At approximately £150,000, for example, Bahceli can offer access to some villas and established coastal properties, whereas Iskele offers a much larger selection of modern apartments and resort residences.

The key point: Bahceli should not be presented as a £90,000–£250,000 apartment market with villas beginning at £300,000. Current asking prices show meaningful overlap between apartment and villa pricing at the lower and middle ends, while premium seafront property can extend well beyond £500,000.

Winner: Iskele for choice; Bahceli for premium lifestyle property

Iskele offers substantially more choice, particularly for investors looking below £200,000. Bahceli’s attraction becomes stronger as the buyer moves towards sea-view, frontline, larger or higher-quality properties.

Rental yields

Rental yield is one of the clearest differences.

NC Property’s current area assessment places typical gross yields in Iskele at around 7–12%, while Bahceli is estimated at approximately 6–9%. These are gross indicative ranges rather than guaranteed returns and should not be confused with net yield after management, maintenance, service charges, furnishing, taxes, vacancy and other costs.

Iskele has an advantage because of its large holiday-resort market and concentration of apartments designed specifically for rental use.

Bahceli can perform well, especially where a property has:

  • sea views;
  • direct or easy beach access;
  • resort facilities;
  • pools and wellness facilities;
  • attractive outdoor space;
  • high-quality furnishing.

However, the rental market is more seasonal and long-term rental demand is less extensive than in larger population centres.

Winner: Iskele

Capital growth outlook

Neither area should be treated as a guaranteed capital-growth investment.

Iskele has the stronger growth story because substantial development continues along the Long Beach corridor and the area has attracted major international investment. The municipality is also continuing infrastructure works in the Long Beach area, including drainage and road improvements.

The trade-off is supply. Iskele’s growth has been accompanied by a very large volume of new apartments. That can support infrastructure, amenities and rental demand, but it can also create competition when owners eventually want to resell.

Bahceli has a different proposition. Its supply is smaller and the location has a more established lifestyle identity. The combination of sea views, mountain scenery, limited coastal land and proximity to golf gives good-quality property a strong lifestyle proposition.

Our view: Iskele has the stronger growth potential, while Bahceli may offer greater scarcity value for the right property.

Lifestyle

Iskele

Iskele has changed dramatically from a traditional coastal settlement into a major resort and residential destination.

Long Beach is the centre of this transformation, with modern residential developments, promenades, beach facilities, restaurants and leisure amenities. The municipality describes Iskele as centrally positioned for Famagusta, Karpaz, Kyrenia, Nicosia and the airport.

It suits buyers who enjoy:

  • modern developments;
  • resort facilities;
  • beach clubs;
  • cafés and restaurants;
  • walking and cycling;
  • a more active social environment.

Bahceli

Bahceli is almost the opposite.

It is quieter, greener and more spacious, with the sea on one side and the Kyrenia mountain range behind it. The area is strongly associated with resort living, golf, wellness and outdoor activities.

Lifestyle winner: Bahceli for tranquillity; Iskele for activity and amenities.

Beaches

This is an important distinction.

Iskele

Iskele’s Long Beach is one of its principal selling points. It is a long sandy coastline with relatively shallow water, making it particularly attractive to families. The municipal beach is free to access, while individual sections have their own facilities and paid services.

Bahceli

Bahceli’s coastline is more varied. It is characterised by rocky shores, small coves and stretches of sandy beach rather than one dominant continuous sandy resort beach.

Nearby Alagadi is particularly important environmentally and recreationally, while Esentepe provides additional beach facilities.

Winner for sandy family beaches: Iskele.

Winner for coastal scenery and natural character: Bahceli.

Restaurants

Iskele has a growing restaurant scene centred around Long Beach, the town and nearby Boğaz. The wider Iskele area is also known for seafood restaurants, particularly around the harbour at Boğaz.

Bahceli has fewer restaurants within the immediate village itself, but the wider Esentepe–Bahceli corridor has a selection of restaurants, cafés and resort dining. The area is also close to Korineum Golf & Beach Resort.

For someone who wants to walk or drive a short distance and have numerous choices, Iskele has the advantage.

Winner: Iskele

Healthcare

Neither area should be regarded as equivalent to living beside a major hospital.

Iskele

Iskele has its own health centre, pharmacies and local medical services, while Famagusta provides access to larger hospital facilities. The Dr Orhan Müderrisoğlu İskele Health Centre serves the local population.

Bahceli

Bahceli has access to basic healthcare through nearby Esentepe, including the Esentepe Health Centre. More comprehensive hospital services are available towards Kyrenia.

For permanent residents, particularly older buyers, the distance to the nearest hospital should therefore be checked against the precise property location.

Winner: Iskele for local services; neither has the healthcare depth of a major city.

Schools

Iskele has a broader local education base because it is a larger settlement and population centre, with public schools and private educational options in the wider district.

Bahceli is more dependent on nearby Esentepe for everyday schooling. Esentepe has primary and secondary education facilities, generally within a short drive of Bahceli.

Families with school-age children should therefore assess the actual school, language of instruction, curriculum and daily travel requirements rather than judging the two areas simply by distance.

Winner: Iskele

Infrastructure

Infrastructure is one of the areas where Iskele’s rapid expansion creates both opportunity and risk.

The municipality is actively upgrading roads and drainage in the Long Beach corridor. Recent works include a stormwater drainage system followed by road resurfacing between Long Beach and Grand Sapphire Resort.

Iskele’s municipal services also acknowledge the pressure placed on water infrastructure by population growth and development, while continuing to invest in water-treatment and distribution improvements.

Bahceli benefits from being within the more established east Kyrenia corridor, with Esentepe providing nearby shops, restaurants, services, schools and basic healthcare. However, the area remains more dependent on the car and has fewer urban-style amenities immediately around the property.

Winner for amenities and ongoing investment: Iskele.

Winner for lower-density environment: Bahceli.

Rental demand

Iskele has the clear advantage.

Its combination of:

  • Long Beach;
  • sandy coastline;
  • large apartment developments;
  • resort facilities;
  • holiday accommodation;
  • international buyers;
  • proximity to Famagusta;
  • and substantial tourism infrastructure

creates a much larger potential rental market.

The short-term rental market is already substantial, with the latest Airbtics data recording 1,342 active listings and a 75% occupancy rate across Iskele. This is positive evidence of demand, but also demonstrates the amount of competition landlords face.

Bahceli’s rental market is more niche. It is particularly suitable for holidaymakers looking for sea views, golf, peace, resort facilities and access to the east Kyrenia coastline. Demand can be attractive for the right property but is more seasonal.

Winner: Iskele

Resale liquidity

This is another area where Iskele generally has the advantage — but with an important qualification.

There are simply more buyers familiar with the Long Beach/Iskele proposition and a much larger volume of apartments being traded. That creates a broader potential buyer pool.

However, the sheer amount of new development means that a resale property may compete directly against developer stock.

Bahceli has a smaller market. A good sea-view apartment, penthouse or villa can be highly attractive, but the pool of buyers is narrower. Resale can therefore take longer, particularly if the seller has overpaid or the property is competing against newer developments.

Winner: Iskele for liquidity.

Exception: a genuinely scarce, well-positioned Bahceli property may perform better than a generic apartment in a heavily supplied Iskele development.

Risks

Iskele risks

1. Oversupply

The scale of apartment development is the principal investment risk. Iskele has significant construction activity and buyers should not assume that every new project will appreciate at the same rate.

2. Rental competition

The large number of short-term rental listings means attractive yields depend on location, facilities, management and presentation.

3. Development quality

Two properties carrying broadly similar asking prices can have very different long-term prospects depending on developer track record, construction quality, service charges and management.

4. Infrastructure pressure

Rapid population and construction growth can put pressure on roads, drainage and water infrastructure. The fact that drainage and road works continue in Long Beach illustrates that infrastructure is still catching up with development.

Bahceli risks

1. Lower liquidity

The buyer pool is smaller than Iskele’s.

2. Seasonality

Holiday rental demand is stronger in the summer months, and long-term rental demand is more limited.

3. Car dependency

Bahceli is not a town-centre environment. Daily life is considerably easier with a car.

4. Service charges

Resort properties with pools, landscaping, gyms, spas and security can carry meaningful ongoing service and maintenance costs. These should be included in any yield calculation.

5. Property-specific risk

In both markets, title, developer reliability, construction quality, infrastructure connections and the exact legal status of the property must be checked independently before purchase.

Best buyer profile

Iskele is best for:

  • Yield-focused investors
  • Holiday-let investors
  • Buyers seeking a lower entry price
  • Buyers wanting modern resort facilities
  • First-time North Cyprus property investors
  • Buyers who value rental and resale liquidity
  • Buyers comfortable with a rapidly developing environment

Bahceli is best for:

  • Lifestyle buyers
  • Retirement and semi-retirement buyers
  • Holiday-home owners
  • Golf enthusiasts
  • Buyers seeking peace and privacy
  • Buyers prioritising sea views and scenery
  • Villa and penthouse buyers
  • Those prepared to accept a smaller resale market

Final recommendation

If the primary objective is investment performance, rental demand and liquidity, I would generally favour Iskele.

It has the deeper rental market, greater choice, stronger tourism infrastructure and a much larger development ecosystem. The downside is that investors need to be selective because supply is substantial and not every project will perform equally well.

If the primary objective is quality of life, scenery, peace and a premium coastal environment, I would favour Bahceli.

The best Bahceli properties are not necessarily competing with Iskele on rental yield. Their appeal lies in the combination of sea and mountain views, lower-density surroundings, resort facilities, golf access and a more relaxed east-coast lifestyle.

The most important distinction

Do not choose between Iskele and Bahceli simply by comparing headline prices or advertised rental yields.

Choose Iskele if you want to participate in a large and expanding resort market.

Choose Bahceli if you want to own a property in a more intimate coastal environment where the lifestyle itself is the principal attraction.

For an investment purchase, the specific development can matter more than the area. A well-selected Iskele property can be substantially better than a poor Iskele property; equally, a scarce, well-positioned Bahceli property can outperform a generic apartment in a heavily supplied resort.

Choose Iskele for investment, rental demand, choice and liquidity.

Choose Bahceli for tranquillity, scenery, golf and a more exclusive coastal lifestyle.

For most yield-focused investors, Iskele is the stronger proposition. For a lifestyle-led buyer who intends to use the property personally, Bahceli may be the better purchase even if the headline financial return is lower.
