For an overseas family, I would also put resale liquidity and legal/property due diligence ahead of a small difference in advertised rental yield. A 9% headline yield is not particularly useful if the property is difficult to rent, expensive to manage or difficult to resell.

The strongest family purchase is usually the property that combines good location, good schools, practical infrastructure, sensible pricing, genuine year-round demand and a broad future buyer pool.

That is why, for most families, Kyrenia and its established suburbs remain the strongest starting point — while Famagusta, Iskele, Lefkosa, Esentepe and Lefke/Gaziveren each make sense for different family priorities.
